Laminate Floors - affordable alternative to the hard wood flooring.

I like both and am having trouble deciding...

House 1

£675pcm rent, total to move in = £1,887.50
Double glazed throughout.
Gas central heating throughout.
Front garden ? grass well maintained, quite large. Good sized drive way, single garage.
Front of house ? Entrance porch (small). Door to living room.
Living room ? Good size, gas central heating. Freshly decorated with laminate flooring. Stairs to back of living room
Kitchen ? Brand new fitted kitchen including brand new white goods, large enough to accommodate a small dining table. Door to back garden.
Back garden ? well maintained, patio on first half leading to a step and a higher level grassed area about the same size as the patio. Large enough to accommodate 5 year old child and a couple of friends. Shed.
Stairs ? Large stairs, good sized landing.
Master bedroom ? Large, freshly decorated
Single bedroom ? larger than some I?ve seen, will accommodate single bed, wardrobe and desk.
Bathroom ? Brand new but small. Electric shower (brand new) over new bath. New pedestal sink, new toilet. Small window.

No storage space.
No dining room.

Includes brand new white goods ? I could sell my own and make some extra cash
Drive and garage ? lower car insurance

House 2

£595pcm rent, total to move in = £1,637.50

Gas central heating plus working period fire place throughout.
Front of house ? front door opens into living room.
Living room - Very large, gas central heating plus working period fire place. Stairs to the back left of the living room. Door to dining room.
Dining room ? same size as living room (very large) with radiators and working period fire place. Built in larder cupboard to the left. Door to kitchen at the back.
Larder cupboard ? plumbing for washing machine, shelving all the way around. Large storage area.
Kitchen ? Large kitchen with built in dishwasher. No other white goods. Back door to garden on right.
Back garden ? patio and grass on one level, same size as house 1. Shed.
Stairs ? Narrow.
Master bedroom ? large bedroom, definitely bigger than house 1. Radiators and working period fire place. Replaced floor with Oak floorboards, varnished and wood stain.
Single bedroom ? similar size to house 1, can accommodate single bed and wardrobe.
Bathroom ? Shower over bath, long bathroom, definitely bigger than house 1. Older style suite. Large sash window.

No entrance porch
White goods not included ? but I have my own
On street parking
Closer to work / childminder?s house
Lots of storage space
Dining room can accommodate sofa bed so people can stay over

thank you for all the different viewpoints, seeing different points of view and hearing different positives / negatives to my own opinion is a great help. I have decided on house 2 i think - i have a second viewing booked for friday lunch time and im taking a friend with me this time!!
