I live in a 4 plex and my upstairs neighbour's plumbing is, in a word, sh!t. His overflow pipes drips constantly outside my bedroom window (we are on the ground floor) and seems to be damaging the foundations. Also, on two occasions before there has been water coming through our ceilling, once in the kitchen and once in the bathroom. There is now water collected on my hallway floor that seems to have come through the light socket in my ceilling. Now both my hall lights don't work and my laminate floor is ruined.
This is what i have done, i have spoken to him about it and he always comes up with BS excuses, ie "i got a plumber in and he couldn't find anything" etc ( i know this is a lie and he only seems to turn his water off for short periods of time to pause the drip etc).
I also sent him a letter of which i have retained a copy.
So, what should i do? Get estimates from tradesmen and take him to small claims court?
Call my house insurance? (i think they would only repair the damage and not actually remedy it)
Smash his head in? Joke (although i feel he will never voluntarily fix it).
The drip outside has been happening, on and off (more on) for at least three years.
